Northeast Apartment Advisors, Inc. has
surveyed unit mix, rents, concession, vacancy,
construction style, amenity, ownership and management
data from 531
existing market rate rental apartment communities with
92,000 units, located in 27
different sub markets, in the Boston CMSA on which
we base The Boston Apartment Market Report™. At
current rental rates we estimate these properties
collect $1.5 billion in total income and have a current
market value of approximately $14 billion.
We
also track 270 proposed
market rate rental apartment developments in the
pipeline proposed to contain 48,000 units. We
estimate these properties if built would have an
approximate total development cost of $10 billion. In
addition we are following over 650 condominium and over
55 developments proposed to contain 55,000 units in the
Boston metro.
The Boston
CMSA is the seventh
largest metro area in the US with 5.8
million people. The metro area is widely seen as
have some of the highest apartment rents, lowest
apartment vacancies and oldest
apartment properties in the country. As of 2nd Q 2006 median
single family home price in greater Boston was $499,900
with an average price of $632,751, unit sales were down
4.6% over 2nd Q '05. For
the same periods, greater
Boston median condominium unit price was $345,000 and
the average was $405,208 with unit sales down 8%.
